The Proposal
The Riverside project team has worked tirelessly for the last three years, since the Riverside Design Forum, held in Tea Gardens, in February 2006, to meet the submission requirements of the NSW Department of Planning. The Riverside Application, now on public exhibition, consists of over 2,500 pages of information and drawings encompassing more than 35 specialist consultant’s reports, all of which can be viewed on the Department of Planning’s website - http://majorprojects.planning.nsw.gov.au.
Whilst the Riverside proposal has evolved in great detail, it is essentially still the same concept developed 3 years ago at the Riverside Design Forum. The Riverside site is proposed to be developed as a low density Residential and Mixed Use Estate (at Council’s required minimum of 13 dwellings per hectare), with large areas of open space set aside for conservation and recreation purposes, infact, over 55% of the site will remain as open space.
Of the area to be developed, the Riverside proposal includes;
- 980 Residential home sites
- 65 Tourist lodges and townhouses
- A 2.5 Ha extension of the current Myall Quays town centre
- 3 Community clubhouses incorporating swimming pools and tennis courts
Contained within the open space areas are;
- Active and passive recreation areas
- BBQ and park facilities
- A 2.0 Ha extension of the existing Myall Quays Lake in addition to a large number of freshwater ponds and constructed wetlands
- Foreshore parks, viewing decks and board walks
- Over 8 kilometres of dedicated cycleways and walkways
And best of all, the open space areas are to be open to the general public!
What Else is Proposed?
The first stage of development of Riverside (71 dwellings) has been specifically designed to cater for the needs of home based businesses. Consisting of larger than normal lots, supported by a dedicated clubhouse (pictured below) containing meeting rooms, conference facilities and a kitchenette, this stage should appeal to those looking to relocate, kick off a small home based business or those looking to wind back from full-time employment, heading toward retirement.
In addition to the proposed works, Crighton Properties has offered to enter into a Voluntary Planning Agreement with Great Lakes Council (also on exhibition), which would see over $4.5 million being spent by the Crighton Group locally within Tea Gardens on projects such as road works, the embellishment of Marine Drive, the dedication and establishment of new playing fields in Tea Gardens, in addition to a new iconic entry statement to the “Myall Coast” at the highway turn off.

Part of the NSW Department of Planning’s Assessment of Crighton Properties’ Application involves the opportunity for the public to voice it’s support for the proposed Riverside development either by writing to the Department of Planning directly (contact details can be found on its website) or by writing to Crighton Properties, who will then forward all correspondence to the Department of Planning for its consideration, see address for correspondence below. Remember, letters of support must be received by the Department of Planning no later than 20th March, 2009.
